The three parts of a plan
A plan is usually written as three numbers, such as 20/40/40: 20% on booking, 40% in instalments during construction, and 40% on handover. 20/40/40 is the split published on the most projects on our website (101).
What you pay on booking
As each developer publishes it: 20% on 560 projects, 10% on 343 projects, and 5% on 123 projects. 54 projects ask for the full price up front.
Paying after handover
Some plans add a fourth part: a share you pay after you receive the keys. It is written after the three numbers, such as “20/40/5, 35% post-handover”: 20% on booking, 40% during construction, 5% on handover and 35% after handover. 206 projects on our website publish a plan like this, with the after-handover share running from 10% to 80%. The shares published most often are 40% (39 projects) and 30% (36 projects).
DLD fee and commission
The buyer pays the Dubai Land Department (DLD) fee: 4% of the purchase price. There is no commission for the buyer to pay on an off-plan purchase.
