Project Overview & DescriptionKayan is a luxury villa community designed around the connection between nature, living spaces, freedom, and community. The project offers 4 and 5-bedroom villas through two distinctive villa styles: Rawya Villas and Rihal Villas. Rawya Villas are designed with a luxuriously contemporary approach, offering a retreat-like living experience. Floor-to-ceiling windows create a seamless connection between the interiors and outdoor surroundings, allowing natural light and landscape views to become part of daily life. The architecture features sharp angles, rectilinear volumes, and natural stone finishes that help the villas blend beautifully with the natural environment of AlJurf. The ground floor includes a double-height entrance foyer with direct views of the landscaped gardens, creating a strong sense of openness. The open-plan living spaces feature expansive glazing that visually and physically connects the home to the scenery outside. On the first floor, a large terrace extends across the full length of the villa, creating a perfect space for gathering with family and loved ones. Rihal Villas are inspired by a tribal way of life and reimagined through a contemporary lens. The architecture combines modern design with Arabian-inspired elements, including clean volumes and decorative screens that offer a modern interpretation of the mashrabiya.
